This course was created to provide an overview of basic techniques and procedures for measuring single-family residential dwellings. The measurement and area computation methods are based upon the American National Standards Institute Square Footage-Method for Calculating ANSI Z765-2021. We provide information about ANSI as well as Fannie Mae requirements for its use.  Â

Since 2003, Hamp has advocated for the implementation of a single, mandatory national measurement standard for real estate. He believes that all real estate professionals must use a unified language to measure and communicate residential square footage. Until such a standard is established, and Realtors® are held accountable for providing accurate square footage data in MLS, property valuations—including CMAs, appraisals, and AVMs—remain at risk. This leaves both home buyers and sellers vulnerable, as the accuracy of their home’s size (and value) is dependent on who is determining it. In today’s price-per-square-foot market, the importance of accurate square footage has never been greater. To help real estate professionals better understand the impact of size on property valuations, Hamp created the Home Measurement Specialist (HMS) certification. HMS is a registered trademark.
