This four-hour continuing education course offers a comprehensive introduction to the essential techniques and procedures for accurately measuring single-family residential dwellings. Based on the American National Standards Institute (ANSI) Square Footage-Method for Calculating ANSI Z765-2021, this course provides an in-depth exploration of the updated 2021 edition of ANSI and highlights the critical measurement issues appraisers and real estate professionals face.

Designed for both newcomers and experienced professionals, this course is ideal for trainees as well as seasoned appraisers with 20 years of experience. The “size” of a home plays a crucial role in determining its value in any residential transaction. This course focuses on helping appraisers and real estate experts accurately estimate the “finished living area” using the ANSI® measurement standard.

Participants will learn to measure a variety of home styles—from basic ranch homes to more complex one-and-a-half-story structures with sloped ceilings, dormers, and other unique measuring challenges. By the end of the course, students will have a better understanding of how to measure residential square footage according to the ANSI 2021 update.

He believes that all real estate professionals must use a unified language to measure and communicate residential square footage. Until such a standard is established, and Realtors® are held accountable for providing accurate square footage data in MLS, property valuations—including CMAs, appraisals, and AVMs—remain at risk. This leaves both home buyers and sellers vulnerable, as the accuracy of their home’s size (and value) is dependent on who is determining it. In today’s price-per-square-foot market, the importance of accurate square footage has never been greater.
